Characteristics
- The
properties are located
in an area currently classified as a low density tourist
zone (4.5 rooms per hectare since November 2002), which guarantees
maintaining its privacy as one of its most important characteristics.
- Due
to the fact that an Environmental Impact Manifesto
("MIA") was presented prior to November 2002 in compliance with every
ecological guideline required by the Ecological Order Program, we currently have
a resolution approved by the Ministry of the Environment and Natural Resources
("Semarnat"), which grants Property "A" a
density of 15 rooms per hectare, perhaps making it the only property
in the area with such characteristics.
- Similarly,
we have an excellent executive-level project
which contemplates a Holistic
Hotel-Spa which includes a spa area, yoga and meditation rooms,
restaurant, kitchen, Internet cafe, coffee shop, boutique, reception area, juice
bar, swimming pool, observation areas, service areas, federal zone development,
and adaptation of sinkholes ("cenotes") and ponds, among others.
- The
road leading to the archaeological zone naturally defines both properties as
beach and jungle
hábitats. This is the only
road contemplated in Tulum's Urban Development Plan as a regional pedestrian walk.
- Likewise,
this is the only area considered as a physiognomy protection
zone by the Urban Development Plan within the whole Tulum area.
- Both
properties have entrances in full view to clear water
veins in the subsoil that are part of the same subterranean river systems,
although there is a larger number on Property "A".

Other
important features
- The
Beach Property
is truly unique thanks to the magnitude of its beachfront
area, which allows the totality of the project to have a direct view
of the Caribbean Sea, and its beachfront configuration,
which allows it a privacy otherwise not available in 99% of the zone's properties.
- There
are two
other entrances to the sea susceptible of maintaining its beach configuration,
depending on the project.

- This
is the only property in the zone that has a Mayan
observatory within its limits, an important relic which in itself speaks
of its special location.
|
- The
property's topography includes ravines created
hundreds of years ago by subterranean river systems on their way out to the sea,
which enhance the beauty of the place by naturally outlining a wide variety of
secluded spots, and give this property yet another quality of uniqueness.
- Its
long sides overlooking both the street and the ocean offer easy
access
to any point along its 1,128 ft of street front,
and therefore the construction and future maintenance of any project developed
here have an added advantage.
- The
Jungle Property has a northern limit of 656
ft adjoining Tulum's National Park, giving it a lifetime guarantee
of absence of neighbors to the north, and
thus making it a unique and special place. This limit also naturally extends the
property's "backyard" as far as the eye can see, allowing a coexistence
with a minor fauna and other jungle treasures.

- There
are also several
important sinkholes or "cenotes" within the National Park
at a distance of approximately 492 ft, accessible through descriptive paths. Also,
a wide variety of birds nest in the area, among which there is an abundance of
osprey.
- This
property also enjoys a
closeness and access to the Caribbean Sea, a
few feet away, through the beach property.
